Mini split installation cost by zone

Mini split installation cost is not a function of square footage. It is a function of how many heads you need, how far the line sets run, and where the condensate goes.

The short answer

A single-zone ductless mini split, installed, costs about $2,800 to $8,500. A multi-zone system with three to five indoor heads runs $6,500 to $20,000. The second head costs less than the first because the outdoor unit is already there, but it is not free. Each additional head adds roughly $1,500 to $3,200 in equipment, line set, labor and condensate routing.

If you are comparing this to a ducted heat pump, the honest framing is different. For a house that already has good ductwork, ducted is usually cheaper and more comfortable. For a house with steam radiators, baseboard heat or no ducts at all, ductless avoids a construction project that can cost more than the equipment.

When ductless beats a ducted heat pump

This is the actual decision, and it usually comes down to whether ducts exist rather than which system is better in the abstract.

Rebates for ductless systems

Ductless is often treated differently from ducted in rebate programs, and sometimes more favourably.

Several state and utility programs treat ductless as a measure that avoids duct losses, which raises the modelled efficiency and can raise the rebate. Others cap the number of heads or exclude ductless entirely. The difference is worth checking before you choose a system type for pricing reasons rather than comfort reasons.

Do mini splits work in cold climates?
Cold-climate ductless units do. A standard mini split loses capacity as outdoor temperature drops and is usually paired with backup heat below roughly 5 degrees Fahrenheit. A cold-climate rated ductless unit keeps most of its rated capacity well below zero. If you are in New England, the upper Midwest or mountain states, specify the cold-climate rating and expect to pay for it.
Do mini splits qualify for rebates?
Often yes, and sometimes on better terms than ducted systems, because many programs treat ductless as a measure that avoids duct losses. Can I install a mini split myself?
There are DIY kits sold with pre-charged line sets, and they work for some homeowners. The catch is that a vacuum must be pulled on the line set and the system charged correctly, warranties often require a licensed installer, and a botched install will not be covered. On a $3,000 project the labor is usually a few hundred dollars, which is not where the risk-reward sits.
